Draft Concept Masterplan
The proposals are for circa 400 dwellings served from a proposed access point via Burghley Way from Rykneld Road. The development proposals also propose to safeguard land for the provision of a primary school, open space, landscaping, drainage infrastructure and pedestrian links around the site and onto Rykneld Road.

The Need for Development

The proposed site together with land on the south-east side of Rykneld Road is allocated for 900 dwellings under Policy AC20 Rykneld Road in the Derby City Local Plan Core Strategy Part 1 which was adopted by Derby City Council in January 2017.
The site is currently used for agricultural purposes but has been allocated for residential development for a number of years. Demand for housing in Derby is high and the City Council need to ensure that new homes are provided to meet the needs of existing and future residents.

In allocating the site, Derby City Council has already accepted the principle of residential development. The site offers the opportunity to help deliver future housing requirements in a sustainable way as it is well related to the existing settlement form and within easy reach of a range of services and facilities.
